Hollyglen and Del Aire Home Sales for June 2020

The market picked up some steam in June with the number of home sales jumping up considerably after a slow April and May.  The month saw 12 home sales in these 2 pockets of Hawthorne.  The median list price was $832,000 with the median sold price at $832,500 indicating a very strong “sellers” market.  Of the 12 sales, 2 were in Three Sixty South Bay and 2 were in Fusion which is impressive given how few sales (or listings) there have been in that community for the past 6 months.

February 2020 Real Estate Recap – Hollyglen Home Sales and Home Prices

February was a very slow month for closed home sales in Hollyglen and Del Aire with only 7 homes sold during the month. That’s the fewest home sales in a month over the past 18 months other than December 2018 and 2019 (which is typically very slow) Prices were solid as they’ve been over the past 18 months with the median list prices of $849,000 and a median sales price of $832,000.  Average price per foot for sold homes in Manhattan Beach was $608.  Median days on market was only 8 which is absolutely amazingand  another indication of a strong sellers market.  Three of the home sales were in Three Sixty South Bay with no sales (or listings) in Fusion South Bay.   See the Hollyglen and Del Aire real estate stats for the past 15 months below.

By the Number – Real Estate Stats for Hollyglen and Del Aire CA

Real Estate in The Gated Community of Fusion in Hollyglen – 2019 By the Numbers

One of Hollyglen’s most popular and high demand communties is Fusion South Bay which sits adjacent to the multi million dollar homes of Manhattan Beach.    Home prices continued to rise in this gated community but the number of homes that were available was very limited.  Only 14 homes sold during the entire year compared with 17 in 2018, 18  home sales in 2017 and 2016 saw 26 home sales.

The slow market was definitely not due to the lack of demand as there are plenty of buyers interested in the community and homes in the Wiseburn School District.  It’s simply to the lack of listings on the market.  For comparison sake here are the last few years:

  • 2016 – 26 home sales – median list price of $652,500 – median sold price of $663,000 – median $ per foot of $505.00
  • 2017 – 18 home sales – median list price of $684,000 – median sold price of $694,950 – median $ per foot of $552.70
  • 2018 – 17 home sales – median list price of $699,000 – median sold price of $715,000 – median $ per foot of $602
  • 2019 – 14 home sales – median list price of $752,500 – median sold price of $751,000 – median $ per foot of $587

Great Reasons to Live in Hollyglen in Hawthorne CA

Hollyglen is a somewhat secret neighborhood in a small pocket of Hawthorne CA.  Located west of the 405 Freeway, Hollyglen is a little community with a realHollyglen homes for sale neighborhood feel.  Consisting primarily of  homes built in the 40s and 50s, many of the single level homes have been extensively remodeled and sit on charming tree lined streets.  Here are some of the reasons we love this neighborhood:

  • Community feel:  Hollyglen really feels like a neighborhood.  This is a part of the South Bay in which neighbors seem to know each other and there are usually people out walking their dogs and seem happy to live there.
  • Pride of ownership:  It isn’t hard to see that owners love their homes and love their neighborhood.  As there are few “mcmansion” type properties the homes fit the lots making for beautiful front yards and lawns, and great curb appeal.
  • Award winning schools:  The area is in the Wiseburn School District.  This charter school district offers two award winning elementary schools, a great middle school and the Wiseburn High School is soon to be completed.
  • Better for  commuters:  The “South Bay” is an area that generally ranges from Hawthorne and El Segundo all the way to San Pedro.  This can add a tremendous amount of time for commuters that are coming from Palos Verdes, Torrance and Redondo.  Homes in Hollyglen can cut off 30 minutes or more of a commute….each way!  In addition commuters from Hollyglen have numerous options from very close freeway access, to Aviation, to taking the coast.  If you work in LA or the West Side….Hollyglen may be an option for you.
  • Home prices:  While prices have risen quickly in the past few years (the Hollyglen secret it out!) it’s still far more affordable than El Segundo or Redondo Beach.  See the current Hollyglen homes for sale.
  • Proximity to the beach:  Hollyglen is just north east of Manhattan Beach and east of El Segundo.  It is less than three miles from the beach!
  • Variety of homes:  While the bulk of Hollyglen consists of single story homes, there are other unique areas.  The gated communities of 360 South Bay and Fusion South Bay are both located in Hollyglen.
