Many of our clients that come to us looking for homes in Hollyglen often start their search in Redondo Beach but may find they’re priced out of the market for what they’re looking for.  While Redondo Beach is generally priced higher than equivalent homes in Hollyglen or Del Aire, Redondo Beach offers a beach lifestyle that’s a bit different and may be worth a look.

Located along some of California’s finest beaches, Redondo Beach has something to offer everyone…..great schools, proximity to the beach, and an abundance of shopping, dining and outdoor activities. Some highlights include surfing, volleyball, kite surfing, dining at King Harbor, great shopping in the Riviera Village, the Redondo Beach pier, and nature walks at Wilderness Park.  One of the many highlights is the award winning Redondo Beach school system.

About Redondo Beach real estate

From a real estate perspective, Redondo Beach is broken into two distinct areas….North Redondo which is generally everything north of 190th and South Redondo which is everything south of 190th. (see map below)  North Redondo generally has a greater variety of housing options and prices are generally considerably less than South Redondo.  Some of the neighborhoods or areas are the Golden Hills, TRW tract, and the Golden Triangle.  Unlike North Redondo, South Redondo extends all of the way to the beach and many homes offer great ocean views.  Much of the reason for South Redondo’s increased value is that it feels much closer to the beach and is a bit less densely populated.

Some of the more well known areas of  South Redondo Beach include The Village and Seascape oceanview condos, the Hollywood Riviera, The Golden Hills, the “Avenues”  the oceanfront complexes of the Esplanade and the most affordable housing in Brookside Village.

February 2020 Real Estate Recap – Hollyglen Home Sales and Home Prices

February was a very slow month for closed home sales in Hollyglen and Del Aire with only 7 homes sold during the month. That’s the fewest home sales in a month over the past 18 months other than December 2018 and 2019 (which is typically very slow) Prices were solid as they’ve been over the past 18 months with the median list prices of $849,000 and a median sales price of $832,000.  Average price per foot for sold homes in Manhattan Beach was $608.  Median days on market was only 8 which is absolutely amazingand  another indication of a strong sellers market.  Three of the home sales were in Three Sixty South Bay with no sales (or listings) in Fusion South Bay.   See the Hollyglen and Del Aire real estate stats for the past 15 months below.
