16 Homes sell in Hawthorne CA last month

Average Price of $898,556

Welcome to the month that was for real estate in Hawthorne CA.  There were 16 sold homes in February which was an improvement from the 13 sold in January 2024.

The average asking price was $900,306 with an average sales price of $898,556 meaning that homes generally sold slightly below full price.

Homes averaged $667 per square foot which was down from $750 in January but that was an unusually high number.  Average days on market jumped up 54 which is the most amount of time sitting on the market that we’ve seen in a while.

Three of the 16 sales were in the Hollyglen or Del Aire neighborhoods of Hawthorne with one in in the gated community of Fusion South Bay. None were in the other main gated community of Three Sixty but one was in another nearby  gated community of Parkside Village.

It was another great year for home sales in the Hollyglen and Del Aire neighborhoods.

There were 87 homes that sold during the year with an average listing price of $1,074,198.  The average sales price was an impressive $1,084,655.  Homes that sold averaged only 30 days on the market before selling and average price per foot was $769.

6 of the sales were in the gated community of Fusion South Bay and 13 of the homes in the gated community of Three Sixty.

Welcome to the real estate recap for November 2023 for the neighborhoods of Hollyglen, Del Aire and parts of Wiseburn It was a great month for real estate in these highly sought after areas both in terms of the number of homes that sold as well the prices that they sold for. The average “list” price was an impressive $1,069,000 and the average sales price was $1,090,000 meaning that homes sold above the list price. Those are great numbers. Of the 6 homes that sold in November 2 were in the gated community of Three Sixty and one was in Fusion South Bay. The 360 homes included 13032 Union #401 which was a one bedroom flats condo that sold at $840,000 and the second was a 2 bedroom townhome at 12824 City #105 that sold at $960,000. There is a new listing in the gated community of Fusion South Bay and it’s a nicely updated and upgraded 3 bedroom home with all of the living spaces on a single level.

5403 W 149th Place #6 in the gated community of Fusion South Bay just hit the market and is listed by Richard Eldred of Coldwell Banker Residential.  The  “J” floorplan offers the largest square footage of all the Fusion layouts and at $1,155,000 is looking to set a new sales price record.  The list price is clearly based off of the sale of 5404 W 149th Place Unit#7 which  was listed at $1,099,000 and closed at $1,155,000 back in June.

As mentioned above, the home is a very nicely upgraded  “J layout”(click to see floorplan) which offers all of the living spaces on one level.  The one tradeoff is that there are lots of steps from the garage as the J units sit above the 3 bedroom “G” layout units.  One of the strenghts of the J floorplan is that it offers a pretty open layout with nice sized living and dining rooms open to the spacious kitchen complete with an oversized island.  This home offers some nice upgrades including updated hickory hardwood floors, granite counters in the kitchen, fresh paint, stainless appliances and remodeled bathroom.  The listing mentions a half bath on the “lower” level but we’re not sure what they are referring to as we’ve never seen that in any other J unit.  Some of the highlights of this layout are the open floorplan, living spaces and bedrooms on the same level, larger balcony than normal and huge windows in the living and dining areas.

As with all of the condos and townhomes in Fusion, the location is great as it’s located in the highly sought after Hollyglen neighborhood and serviced by the award winning Wiseburn School District.
