Hawthorne real estate picked up the pace a bit with 25 home sales in March 2023 which was considerably higher than the very slow 16 home sales in February.
The median “asking” price for the homes that sold was $789,900 with a median sold price of $789,000 meaning homes generally sold at full price. Unfortunately March saw no home sales in the gated community of Fusion at South Bay.
The average price per foot was $612 with the average days on market 36 which was almost half of the month prior.

In good news for home buyers in the gated community of Three Sixty at South Bay we’re starting to see some increased inventory and homes are sitting on the market for a bit which is leading to price reductions and opportunities.
The latest home to hit the market is a single level condo at 13124 Central #302. This is one of the largest condo floorplans in the “Flats”. #302 is a rare “residence 6 floorplan” with a beautiful open layout and over 1600 sq feet. **
What makes this floorplan unique is that the primary suite has a spacious retreat which is large enough for a multitude of purposes.
As with all of the homes and condos in Three Sixty the home enjoys the incredible amenities and common areas of 360 South Bay, gated living, air conditioning and is part of the award winning Wiseburn School District.
**There is often a discrepancy on the square footage between the tax records and original builder data. Builder data showed 1,662 sq feet while tax records on this condo indicate 1,580.

If you’re looking for something fairly close to the beach that’s newer and won’t break the bank, Fusion South Bay might be a good fit. This gated community is just east of Manhattan Beach and ideal for those that can’t afford the Beach Cities but want to be as close as possible.
At the moment the only home for sale in Fusion is a 2 bedroom “B” floorplan at 5514 W 149th Pl #8 in Hollyglen Hawthorne CA 90250. The 2 level condo is well priced (compared with the recent sale of another B unit at $850,000) at $815,000. The B floorplan offers 2 bedrooms and 2 baths with a little over 1,000 sq feet. The B units sit above the similar A floorplans and one nice features is that both bedrooms are on the same level (unlike the A floorplan) and each has it’s own bathroom.
The condo is in nice condition with laminate flooring, upgraded kitchen and some very nice natural light.
As with all condos and townhomes in Fusion, the home has central A/C and is part of the award winning Wiseburn School District.

Currently one of two active homes for sale in the gated community of Three Sixty in Hollylgen is really going to test the real estate market. 5423 Ocean Unit #105 is a residence 4 layout townhome in the Courts priced at a record setting $1,398,000. The home is in great shape and wonderful condition. The plan 4 “court” home features a nice layout with the first level featuring the kitchen, living, dining areas as well as a nice outdoor patio. As the attached garage is on this level it’s not quite as open as the residence 2 layout but the tradeoff is that all three bedrooms in this home are on the same level. One additional bonus is the 3rd floor loft that’s pretty ideal for a variety of functions from second living room, den, office to even a 4th bedroom in a pinch.
Based on our search of past sales this would be the highest priced townhome ever in Three Sixty by quite almost $200,000. We’ll have to wait an see if the market will support a number in this range but the highest price we’ve ever seen for an on market sale was $1,200,000 for the same layout about a year ago. Only the freestanding Terrace homes have generally sold at a number like this. It will be great news for owners and sellers if they get anything close to this.
As with all of the homes and condos in Three Sixty the home enjoys air conditioning and is part of the award winning Wiseburn School District.
