March 2019 South Bay Home Sales Numbers

March saw some strong numbers in most South Bay cities with most cities seeing a rise in home prices over the previous March.  Hawthorne saw a 14.9% price increase over March 2018.  There was a 21% drop in the number of homes that sold but in a smaller city like Hawthorne that’s not unusual.  The average sales price was $703,000 for the month.

Large Home Price Differences in Hawthorne West or East of the 405 Freeway?

For realtors it’s all about location.  The old saying of course is “location, location, location.”  From a real estate market perspective, the Hollyglen/Del Aire area basically consists of two distinct areas….the strip of homes west of the 405 Freeway and the homes East of the 405.  Values have always been higher on the west for a number of reasons.  All of the homes west of the freeway attend the Wiseburn School District while only about half of the homes east of the 405 do (rest are part of Centinela Valley district).  There is less commercial around the neighrhoods on the west.

  • Median price per foot $692,000
  • Average list price of $855,000
  • Average sale price of $871,000
  • Average price per foot of $671
  • 16 homes sold
  • Median list price of $725,500
  • Median sold price of $763,000
  • Median price per foot $580
  • Average list price of $727,000
  • Average sales price of $762,000
  • Average price per foot of $579
