August 2019 was a somewhat unusual month for home sales in the Hollyglen and Del Aire neighborhoods of Hawthorne as none of the sales were in the gated community of 360. As prices in Three Sixty can be a bit higher they often drive overall median prices up. Overall there were 11 on market home sales with a median list price of $815,000 and a median sales price of $840,000 indicating strong demand and showing that we’re still in a sellers market. Hollyglen is a somewhat secret neighborhood in a small pocket of Hawthorne CA. Located west of the 405 Freeway, Hollyglen is a little community with a real
neighborhood feel. Consisting primarily of homes built in the 40s and 50s, many of the single level homes have been extensively remodeled and sit on charming tree lined streets. Here are some of the reasons we love this neighborhood:

When it comes to choosing a neighborhood schools make a big difference. Hollyglen home prices are directly impacted by the Wiseburn School system and the demand that creates with families wanting to be in the district. The CAR (California Association of Realtors) recently surveyed home buyers and 47% said that the right school or a good district was very important in their decision making. In addition 43% of consumers under 34 said schools are important and 58% of consumers making over $100,000 said that schools were a big part of their home search.
For realtors it’s all about location. The old saying of course is “location, location,
location.” From a real estate market perspective, the Hollyglen/Del Aire area basically consists of two distinct areas….the strip of homes west of the 405 Freeway and the homes East of the 405. Values have always been higher on the west for a number of reasons. All of the homes west of the freeway attend the Wiseburn School District while only about half of the homes east of the 405 do (rest are part of Centinela Valley district). There is less commercial around the neighrhoods on the west.
