Take a look at the homes that sold in the Hollyglen and Del Aire neighborhoods of Hawthorne CA during February 2022. These are the neighborhoods generally served with the Wiseburn School District. There were 7 closed sales during the month. The median “list” price was $939,000 with a medan “sold” price of $981,214 meaning that most homes sold WAY above the asking price. On of the most highly sought after communities of the South Bay…..is in the gated community of Three Sixty South Bay.
Given that every recent sale has broken a record, it was surprising to see a price reduction on 5574 Palm shortly after it was first brought on the market. Homes have been selling very quickly and this may just be a strategy to get quick interest, but the Terrace listing at 5574 Palm just reducet the price from $1,439,000 to $1399,000 after just a few days on the market. The home is a which is the smallest of the Terrace layouts with around 1,861 square feet, 3 bedrooms & 2.5 bathrooms.
The freestanding single family home style Terrace unit is now priced at $1,399,000. Given the recent close of 5245 Pacific Terrace, which was also a residence 1, at $1,450,000 makes it likely 5574 Palm will sell quickly.
The “Terraces” are single family style homes in 360 with no shared walls and small patios or yards. The HOA fees in the Terrace homes are the lowest in the community. As with all of the homes in Three Sixty 5574 Palm offers central air conditioning, private garage, access to the the incredible 360 community amenities and is part of the award winning Wiseburn School District in Hollyglen.

It’s time to look back on the real estate market in Hawthorne for January 22. It was a fairly slow month for real estate and home sales in Hawthorne CA. The first month of the year saw only 14 total on market home, townhome and condo sales. The median sold price was $875,000 and an average days on market was a pretty brief 27 before going into pending status.
Of the 14 homes that sold during the month, only 3 were in Hollyglen and of those 2 were in the gated community of Three Sixty South Bay. There were no closed sales in the other Hollyglen gated community of Fusion. One of the home sales in 360 was a record setting condo sale in the Flats at 13032 Union #303 and the other was yet another record setting sale….this time of the smallest residence 1 floorplan in the Terraces at 5245 Pacific Terrace that closed at an amazing $1,455,000. 2021 was quite a year for real estate and home sales in Hawthorne. Record prices, incredible buyer demand and low interest rates made for a busy year. The market was driven by the community of Three Sixty South Bay which set records with just about every home sale. No longer is Hollyglen a neighborhood people consider when they can’t buy in El Segundo or Redondo…..it’s not a highly coveted place to live.
2022 doesn’t look to be much different and we’re anticipating another year of record sales and record home prices. Much will be determined by the housing inventory and whether more home sellers in Hawthorne decide to list and sell their homes. As of 1/11 there are only 2 homes for sale in Hollyglen and only 17 homes for sale in all of Hawthorne. Unless that increases dramatically it’s going to be another great year for sellers and an even tougher year for home buyers.
