From Santa’s slieigh travelling through the South Bay to holiday fireworks on the Manhattan Beach pier, the South Bay loves to celebrate the holidays. Hollyglen and Del Aire may be two of the hottest real estate markets in all of the South Bay. Prices have risen steadily for over 5 straight years and there appears to be no end in sight. While some of the high end markets in the Beach Cities seem to be slowing, demand in the $700-000 to $900,000 range that makes up the bulk of Hollyglen and Del Aire continues it’s unbelievable pace.

While there are numerous determining factors when it comes to home values in the Hollyglen/Del Aire, Wiseburn areas of Hawthorne it’s 
interesting to consider the numbers for homes east and west of the 405 San Diego Freeway. The freeway cuts down the middle of this area and while some of the homes east of the 405 attend the Wiseburn School District some do not. As most of the homes (other than 360 and Fusion South Bay) were built in the 40s and 50s it’s a good comparison. So how much less are the homes east of the freeway?
Since January 1 2018 (based on the date article was written of 9/25) there were 48 single family homes sold west of the 405. Here are the numbers:

The lack of new listings continues to be a big problem for buyers in 360 and Fusion. As of February 15th there is only one home for sale in
360 and one in Fusion. While there are some upcoming listings we’re aware of, it’s fairly unbelievable that more owners don’t want to sell in such a favorable market. Prices are at an all time high due to the limited number of homes and the continual demand for homes in these gated communities.
Until more homes become available on the market it’s going to remain a very tough market for home buyers.

Without question the neighborhoods of Hollyglen and Del Aire the highest prices in the Hawthorne CA real estate market. With the award winning school district of Wiseburn, the newer construction complexes of 360 South Bay and Fusion South Bay and a residential feel, it competes more with nearby Torrance than other neighborhoods in Hawthorne. Below are the median home prices in Hollyglen/Del Aire (blue), North Hawthorne (red) Bodger Park (green) and East Hawthorne (grey). Although all neighborhoods have been steadily increasing in value, the Hollyglen median home prices are consistently $200K+ more than it’s neighboring areas of Hawthorne.
