Where Have All the Hollyglen Listings Gone?
January is often a slow month for new listings on the market but this year it’s crickets. As of 2/10/20 there are 0 homes on the market in the gated communities of Three Sixty South Bay and Fusion. In addition there are only 2 homes for sale in Hollyglen and Del Aire west of the 405 Freeway. Let’s hope we see some new listings come on the market shortly or it’s going to be a tough year for home buyers in this part of Hawthorne.

Real Estate in The Gated Community of Fusion in Hollyglen – 2019 By the Numbers
One of Hollyglen’s most popular and high demand communties is Fusion South Bay which sits adjacent to the multi million dollar homes of Manhattan Beach. Home prices continued to rise in this gated community but the number of homes that were available was very limited. Only 14 homes sold during the entire year compared with 17 in 2018, 18 home sales in 2017 and 2016 saw 26 home sales.
The slow market was definitely not due to the lack of demand as there are plenty of buyers interested in the community and homes in the Wiseburn School District. It’s simply to the lack of listings on the market. For comparison sake here are the last few years:
- 2016 – 26 home sales – median list price of $652,500 – median sold price of $663,000 – median $ per foot of $505.00
- 2017 – 18 home sales – median list price of $684,000 – median sold price of $694,950 – median $ per foot of $552.70
- 2018 – 17 home sales – median list price of $699,000 – median sold price of $715,000 – median $ per foot of $602
- 2019 – 14 home sales – median list price of $752,500 – median sold price of $751,000 – median $ per foot of $587
