January of 2020 was a pretty slow month for homes in Hollyglen and Del Aire.  Homes in 360 South Bay dominated the scene with 4 of the 6 home sales coming in this gated community.

September 2019 Hollyglen Home Sales

Home sales were solid in the Hollyglen, Del Aire and Wiseburn neighborhoods of Hawthorne with 16 home sales during the month.  The lowest priced home for September was a one bedroom condo in Three Sixty South Bay that sold for $690,000 (we were proud to represent the buyer) and the high sale of the month was a 4 bedroom single family style home in the Terraces of 360 that sold at $1,234,999.  View the current homes for sale in Hollyglen and Del Aire.

Three Sixty South Bay Market Picking Up Steam

The real estate market in the gated community of Three Sixty seems to be picking up a bit of steam as two properties that had been on the market for quite a while have now both gone into escrow.  The townhome at 5565 Ocean #106 had been on the market for over 130 days and although in our experience it was shown quite a bit it was definitely locationally challenged.  The other townhome was at 5553 Coral #105 and despite quite a bit of interest it also was on the market much longer than anticipated.  That plan 1 in the Townes also just recently went into escrow.  As that was our listing we are a little biased but it was a great home in a very nice location and should have sold long ago.

Great Reasons to Live in Hollyglen in Hawthorne CA

Hollyglen is a somewhat secret neighborhood in a small pocket of Hawthorne CA.  Located west of the 405 Freeway, Hollyglen is a little community with a realHollyglen homes for sale neighborhood feel.  Consisting primarily of  homes built in the 40s and 50s, many of the single level homes have been extensively remodeled and sit on charming tree lined streets.  Here are some of the reasons we love this neighborhood:

  • Community feel:  Hollyglen really feels like a neighborhood.  This is a part of the South Bay in which neighbors seem to know each other and there are usually people out walking their dogs and seem happy to live there.
  • Pride of ownership:  It isn’t hard to see that owners love their homes and love their neighborhood.  As there are few “mcmansion” type properties the homes fit the lots making for beautiful front yards and lawns, and great curb appeal.
  • Award winning schools:  The area is in the Wiseburn School District.  This charter school district offers two award winning elementary schools, a great middle school and the Wiseburn High School is soon to be completed.
  • Better for  commuters:  The “South Bay” is an area that generally ranges from Hawthorne and El Segundo all the way to San Pedro.  This can add a tremendous amount of time for commuters that are coming from Palos Verdes, Torrance and Redondo.  Homes in Hollyglen can cut off 30 minutes or more of a commute….each way!  In addition commuters from Hollyglen have numerous options from very close freeway access, to Aviation, to taking the coast.  If you work in LA or the West Side….Hollyglen may be an option for you.
  • Home prices:  While prices have risen quickly in the past few years (the Hollyglen secret it out!) it’s still far more affordable than El Segundo or Redondo Beach.  See the current Hollyglen homes for sale.
  • Proximity to the beach:  Hollyglen is just north east of Manhattan Beach and east of El Segundo.  It is less than three miles from the beach!
  • Variety of homes:  While the bulk of Hollyglen consists of single story homes, there are other unique areas.  The gated communities of 360 South Bay and Fusion South Bay are both located in Hollyglen.

Hollyglen and Del Aire Real Estate Recap – 2018 Year in Review

Hollyglen and Del Aire were two of the hottest markets in all of the South Bay.  Homes often had multiple offers and sold over list price.  See the full list of the 159 homes that sold in 2018 in Hollygle and Del Aire.  The average list price for the year was a pretty impressive $821,000 with an even more impressive average sales prices of $837,000 meaning on average homes sold well higher than list price.  That’s especially impressive given that many sellers listed their homes for record numbers.
