There is a new listing in the gated community of Fusion South Bay and it’s a nicely updated and upgraded 3 bedroom home with all of the living spaces on a single level.

5403 W 149th Place #6 in the gated community of Fusion South Bay just hit the market and is listed by Richard Eldred of Coldwell Banker Residential.  The  “J” floorplan offers the largest square footage of all the Fusion layouts and at $1,155,000 is looking to set a new sales price record.  The list price is clearly based off of the sale of 5404 W 149th Place Unit#7 which  was listed at $1,099,000 and closed at $1,155,000 back in June.

As mentioned above, the home is a very nicely upgraded  “J layout”(click to see floorplan) which offers all of the living spaces on one level.  The one tradeoff is that there are lots of steps from the garage as the J units sit above the 3 bedroom “G” layout units.  One of the strenghts of the J floorplan is that it offers a pretty open layout with nice sized living and dining rooms open to the spacious kitchen complete with an oversized island.  This home offers some nice upgrades including updated hickory hardwood floors, granite counters in the kitchen, fresh paint, stainless appliances and remodeled bathroom.  The listing mentions a half bath on the “lower” level but we’re not sure what they are referring to as we’ve never seen that in any other J unit.  Some of the highlights of this layout are the open floorplan, living spaces and bedrooms on the same level, larger balcony than normal and huge windows in the living and dining areas.

As with all of the condos and townhomes in Fusion, the location is great as it’s located in the highly sought after Hollyglen neighborhood and serviced by the award winning Wiseburn School District.

For those home buyers out there struggling to find something in the Hollyglen neighborhood of Hawthorne, there is a new townhome listing in Fusion South Bay that  just recently hit the market.  5406 w 149th Pl #14 is a beautifully updated 2 bedroom  E floorplan townhome in the gated communty of Fusion  and is priced at $929K.  The E layout is a fairly popular floorplan as most spaces and rooms are fairly large and the living room offers high ceilings giving it wonderful natural light.

This fantastic multi level townhouse has been extensively updated and is not your typical original builder finishes.  Updates include Miele appliances including an incredible display fridge/freezer/wine display, cabinetry upgrades with custom storage, quartz countertops, 6 burner stove, hardwood floors and more.  The home has a 2 car attached garage below the main living area.  The only detractor of this unit is the location as it overlooks the So Cal Edison power substation and the various industrial looking towers and wires just outside the balcony/deck.    The owners of the unit and the community have done an admirable job in hiding it with landscaping but it’s definitely hard to ignore.

Fusion South Bay definitely lacks the resort level amenities of Three Sixty but HOA dues and prices are lower.

New “D” Floorplan in Fusion Hits the Market

The latest listing to hit the market in the Fusion South Bay complex is a 2 bed, 2 bath “D” layout hitting the market at $859,000.  It’s a very nice unit but this is going to be a real test for the market with the last two D floorplans recently selling for $815,000 and $817,500.  This layout is fairly popular as it has a nice sized kitchen, a bright and open living room and both bedrooms are on the same level.  The biggest challenge to this layout is that the “guest” bathroom is off of the stairs up to the bedrooms so it’s not actually on either the living room or bedroom level.   It is a bit odd to walk half way up the steps to a full bath but certainly hasn’t slowed the demand for this layout in the past.    As with all Fusion South Bay  homes this one has air conditioning and is in the award winning Wiseburn School District.
