Good Schools Make a Big Difference in Home Prices and Home Searches

When it comes to choosing a neighborhood schools make a big difference.  Hollyglen home prices are directly impacted by the Wiseburn School system and the demand that creates with families wanting to be in the district.  The CAR (California Association of Realtors) recently surveyed home buyers and 47% said that the right school or a good district was very important in their decision making.  In addition 43% of consumers under 34 said schools are important and 58% of consumers making over $100,000 said that schools were a big part of their home search.

Large Home Price Differences in Hawthorne West or East of the 405 Freeway?

For realtors it’s all about location.  The old saying of course is “location, location,Hollyglen Del Aire Hawthorne map location.”  From a real estate market perspective, the Hollyglen/Del Aire area basically consists of two distinct areas….the strip of homes west of the 405 Freeway and the homes East of the 405.  Values have always been higher on the west for a number of reasons.  All of the homes west of the freeway attend the Wiseburn School District while only about half of the homes east of the 405 do (rest are part of Centinela Valley district).  There is less commercial around the neighrhoods on the west.

Here are the numbers for 2018 (only comparing single family homes with 3 beds and 2 baths):

West of the 405: East of the 405:

  • Median list price of $849,000
  • Median sold price of $875,000
  • Median price per foot $692,000
  • Average list price of $855,000
  • Average sale price of $871,000
  • Average price per foot of $671
  • 16 homes sold
  • Median list price of $725,500
  • Median sold price of $763,000
  • Median price per foot $580
  • Average list price of $727,000
  • Average sales price of $762,000
  • Average price per foot of $579

 

How Do Hollyglen/Del Aire Home Prices Compare East and West of the 405

While there are numerous determining factors when it comes to home values in the Hollyglen/Del Aire, Wiseburn areas of Hawthorne it’s interesting to consider the numbers for homes east and west of the 405 San Diego Freeway.  The freeway cuts down the middle of this area and while some of the homes east of the 405 attend the Wiseburn School District some do not.  As most of the homes (other than 360 and Fusion South Bay) were built in the 40s and 50s it’s a good comparison.  So how much less are the homes east of the freeway?

Since January 1 2018 (based on the date article was written of 9/25) there were 48 single family homes sold west of the 405.  Here are the numbers:

  • Average List Price:  $909,117
  • Average Sales Price:  $927,775
  • Median Sales Price: $887,500
  • Average Price Per Square Foot:  $622.81
  • Highest Price:  $1,300,000
  • Lowest Price:  $710,000
  • Average Day on Market:  22

Compared with the area east of the 405 (West of Inglewood Ave)  Since January 1 2018 (based on the date article was written of 9/25) there were 33 single family homes sold east of the 405.  Here are the numbers:

  • Average List Price:  $693,435
  • Average Sales Price:  $722,633
  • Median Sales Price:  $730,000
  • Average Price Per Square Foot:  $638.24
  • Highest Price:  $870,000
  • Lowest Price:  $550,000
  • Average Day on Market
