It was a great month for real estate in these highly sought after areas both in terms of the number of homes that sold as well the prices that they sold for. There were 10 on market home sales during the month.
The average “list” price was $1,114,470 and the average sales price was $1,115,400 meaning that homes generally sold right at full price.

It was a great month for real estate in these highly sought after areas both in terms of the number of homes that sold as well the prices that they sold for. There were 7 on market home sales during the month.
The average “list” price was $1,057,571 and the average sales price was $1,057,857 meaning that homes generally sold right at full price.
Of the 7 homes that sold in August, 1 was in the gated community of Fusion South Bay. There were no sales in the community of Three Sixty.
$869 was the average price per square foot and homes averaged a pretty incredible 9 days on market before going into escrow.

August 2024 Hollyglen and Del Aire Hawthorne Home Sales & Prices
12920 Central Ave #402 is a top floor unit so in addition to nobody above, it has a larger than normal balcony. This is one of the larger layouts in the condos which are know as the Flats. The home shows 1,572 square feet although the tax records show 1,460 (this is often the case homes in complexes as the original builder data and tax records are often different). The Flats condos are all single level and the buildings have elevators so other than a possible step or two at the entry) and unlike most condos, each unit has a private and lockable garage for cars or storage.
Unit #402 has some nice upgrades including a beautiful and open kitchen with large granite island, stainless steel appliances and granite counters, which opens to the living and dining rooms and flows out onto the large balcony. The home has luxury plank and tile flooring maximizing the open feel and spacious layout.

The latest home to sell in the gated community of Three Sixty was a 4 bedroom single family style home in the “Terraces”. This 4 bedroom home offered 4 bedrooms + top floor great room and just under 2,200 square feet. While every sale is exciting the price was probably not quite what other Terrace owners were hoping for. The home was originally listed at $1,675,000 which would have been one of the highest sales of all time. Unfortunately it didn’t sell and then underwent a series of price reductions, eventually landing at $1,498,000. The home went pending 2 days later and closed at $1,500,000.
5405 W 149th Pl #16 is a “C” floorplan that offers one of the most open concept layouts in all of the gated community of Fusion. This corner townhome a very open main level along with a powder room and 2 separate balconies. While we haven’t seen the home yet, the listing notes white oak cabinets, stainless appliances and generous granite counters. The traditional floorplan puts 2 bedrooms, each with en suite bath, on the upper level. The home also features and attached two car garage.
